Down Payment Assistance Program (City of Morgantown CDBG)
The Down Payment Assistance Program will assist low-income first time homebuyers with $2,500 grant for down payment when purchasing property in the City of Morgantown. Homebuyers will need a 3% down payment from savings, which could average $2,778 for low-income household.

WVHDF's program for 80% and below of the area median income. Currently they are offering a low interest(currently zero)  at 30 year term.  Household income must not exceed 80% of the area median income.  House price limits apply.   Other restrictions apply.  Funds are limited.

To qualify for a Homeownership Program Loan, three criteria must be met:
"    Borrower(s) gross income must not exceed a county income limit
"    The house to be purchased must not exceed a house price limit
"    The borrower cannot have owned a home within the prior three years in Monongalia and other identified WV counties
A Homeownership Program Loan is a 30-year, fixed rate mortgage loan. Up to 100% of the purchase price of the home can be financed. Other conditions apply.

Down payment and closing cost assistance loans are available in conjunction with the Homeownership and Movin Up programs to reduce the amount of upfront money needed to purchase a home.
Options for our Homeownership program:
"     $7,500 for loans with a loan-to-value ratio greater than 90% of the purchase price
"     $10,000 for loans with a loan-to-value ratio less than or equal to 90% of the purchase price
Options for our Movin' Up program:
"    $5,000 for loans with a loan-to-value ratio greater than 90% of the purchase price
"    $8,000 for loans with a loan-to-value ratio less than or equal to 90% of the purchase price
This is a 15-year, fixed-rate loan.  The current rate is  2.00%

Movin' Up Program

The Movin' Up Program has been designed to help moderate-income homebuyers purchase a new residence.  Movin' Up does not have a first-time homebuyer requirement and is geared toward home buyers who might have outgrown their current residence or just want to make a change.

Limited down payment funds are available on a first come first ready basis. Up to $10,000 at zero percent interest over ten years is available in the form of a forgivable loan for any eligible employee. Funds can be used to purchase a single family, town house or duplex home in the near campus city neighborhoods of Wiles Hill, Greenmont, Woodburn and First Ward as part of the FMHA Morgantown Homecoming Program. FMHA can assist in the purchase or construction of a new home, attractive mortgage financing, and other homebuyer services. Once purchased the home cannot be rented and must be the owner's primary residence. A deed restriction will be imposed to keep the home owner occupied.

Federal Home Loan Bank (FHLB)
First Front Door
Through First Front Door (FFD), FHLBank members can open the door for first-time homebuyers. With FFD grants, the Bank will match the qualified homebuyer's contribution 3-to-1. For every $1 of contribution the homebuyer makes, the Bank will provide $3 in grant assistance, up to a maximum of $5,000.
